    • Initial Market Analysis will assist Sellers in determining an appropriate listing price and sales range.

    • Ongoing Market Analyses will keep Sellers updated on the dynamic and ever-changing market.

    • Weekly reporting communications- at a minimum

  • Extensive property and area research- your agent should be a specialist.

  • Immediate input into the Arizona Regional Multiple Listing Service with maximum allowable pictures.

  • Create temporary brochures

  • Arrange for and hire a professional photographer and printing company to take pictures and print full-bleed color brochures.

  • Prompt placement of signage, lockbox, and brochure box if approved by the seller and if it meets the marketing goals/strategy.

  • Deliver full-color brochures to property and stock brochure box.  Distribution of brochures to all area real estate offices.  (Approx. 2000 brochures distributed- sent out monthly)

  • Schedule home for office tour and all-REALTOR (RMS) tour and follow up for feedback. The RMS tour maximizes your exposure not all area agents and Brokerages.

  • Marketing in magazines such as Homes and Land, Southwest Living and Destinations.

  • Send out Just Listed post cards to inform potential buyers of the availability of the home.

  • Hold open houses to expose to potential buyers.

  • Extensive internet exposure – featured listing on PinnaclePeakRealty.com. Exposure on Realtor.com with additional pictures and verbiage about the home features. Exposure on countless websites that are linked to the MLS

  • Create a customized Sellers “Home Book” detailing home and community features.

  • Provide seller with an estimated Net Sheet

  • Home staging recommendations and assistance

  • Concierge services - referral assistance for services and inspections.

  • Management of ongoing marketing (internet, newspaper, touting at meeting and to other agents)

  • Management, scheduling and follow up on all appointments

  • Offer presentation, consulting, preparation of counter offers and required paperwork

  • Management of timelines, deadlines, required paperwork and provide Sellers will copies of all documentation.

  • Management of inspection period and required documentation, meet appraisers and provide them with the necessary comparable data.
